LionsHead Investment Group, LLC has built its business from a strong foundation as a developer, and over the years has enjoyed a steady growth, both in Gainesville, FL and North Florida. Essential to the mission of LionsHead Investment Group is the incorporation of New Urbanism in its design philosophy. New Urbanism involves fixing and infilling cities by promoting the creation and restoration of diverse, walkable, compact, vibrant, mixed use communities composed of the same components as conventional development, but assembled in a more integrated fashion. The City of Gainesville's current master plan lays out many of the same ethos of these principles. LIG's proposed projects will fast track through the regulatory processes as our design intentions conform to the goals of the City's. Some of these common goals, all of which benefit the future residents, businesses, municipality, as well as the developer and its investors are the following: walk ability, diversity, quality architecture, neighborhood structure, increased density, smart transportation, and sustainability. Of particular benefit to the developers and investors of such project types are the following:
- More income potential from higher density mixed use projects due to more leasable square footage, more sales per square foot, and higher property values and selling prices.
- Faster approvals in communities that have adopted smart growth principles resulting in cost/time savings.
- Cost savings in parking facilities in mixed use properties due to sharing of spaces throughout the day and night, resulting in less duplication in providing parking.
- Less need for parking facilities due to mix of residences and commercial uses within walking distance of each other.
- Less impact on roads/traffic, which can result in lower impact fees
- Lower cost of utilities due to compact nature of New Urbanist design
- Greater acceptance by the public
- Faster sell out due to greater acceptance by consumers from a wider product range resulting in wider market share
Lastly, our projects will incorporate 'green' construction as much as financially feasible (given appropriate Life Cycle Costs Analysis, not short term returns). As much as possible, the preconstruction and building process will incorporate LEEDS with the assistance of the School of Building Construction at the University of Florida.
